ARCHITECTURE

Boróka Park Phase 4, a 72-apartment development consists of two building blocks, one with 5 floors + 26 apartments ("block A") and one with 4 floors + 46 apartments (" block B"). They are organized around 2 separate stairwell cores, the ground floor of which is connected, forming a unit. The apartments, with their varied floor areas, all have balconies or roof terraces, and many have private gardens. Our portfolio includes traditional, smaller apartments ideal for young couples and first-time buyers, as well as multi-bedroom apartments optimal for family buyers, but we also cater for those looking to invest.

The development has 52 tree-lined exterior parking spaces and another 20 covered car parking spaces in the ground-floor indoor garage. On the indoor garage level, 19 private storage rooms will also be created in connection with the car parking spaces.

FACADE

A significant change compared to the previous phases - in addition to the different number of floor masses - is the appearance of garden-connected apartments, whose terraces, set back into the building mass, make the facade zone of the building's ground floor more plastic in addition to providing solar shading. Another change is that we have increased the amount of balconies allocated to apartments for functional and passive façade shading. As a result, the apartments are enriched with usable and furnishable outdoor spaces.

In addition to the basic off-white color of the building, the façade is dominated by varying shades of earthy tones, soothing yellowish-browns that symbolize permanence, and greyish-greens that reinforce warmth and intimacy.

MASONRY, THERMAL INSULATION

The infill walls of the building in contact with the exterior are made of 30 cm thick ceramic, while the walls separating the apartments are made of 25 cm thick, high soundproofing ceramic bricks. We use 10 cm thick ceramic partition bricks for the walls inside the apartment.
Where pre-walling becomes necessary due to mechanical installation, we install a 6 and 10 cm thick monolithic plasterboard pre-wall structure.
The external walls of the building are generally made with 10 cm thick plasterable stone wool thermal insulation and the dryvit system, which is complemented by +5 cm thick PIR thermal insulation in front of the reinforced concrete structures. The floors of the ground-floor apartments have 12 cm thick EPS thermal insulation (also floating). 20 cm thick rock wool is placed on the slabs that cool from below, while 14 cm thick PIR thermal insulation is placed on the flat roofs. The reinforced concrete slabs of the balconies are designed with integrated thermal bridge breaker elements at the entire height of the structure.

EQUIPMENT

BULDING MECHANICAL & ELECTRICAL SYSTEMS
The apartment building's mechanical systems were installed in compliance with the "near-zero energy" energy standards. The required 25% renewable energy share is ensured by a pre-heating heat pump for domestic hot water production and the power generation of a small solar power plant system installed on the roof. The electricity generated by the latter is used for the lifts of the building unit, the lighting of the common areas and the main mechanical consumers.

The basic wiring systems required for the operation of the split air-conditioning systems are installed in each apartment.
All consumption in the apartments is provided with individual meters.

RELATED TO OTHER AREAS OF THE BUILDING
a rainwater and leachate drainage network with the necessary buffer tanks,
the construction of basic systems for the irrigation of green areas,
building automation systems controlling the main mechanical installations,
fire alarm and emergency fire control systems,
building lightning protection and internal earthing systems.
The main mechanical systems are installed with accurate sizing to meet acoustic and environmental standards, with separate main building services main meters.

ELEVATOR
We install one barrier-free elevator with a maximum payload of 630 kg per stairwell.

APARTMENT ENTRANCE DOOR
A steel case door with an aesthetic appearance that meets MABISZ requirements, equipped with a multi-point safety lock and numbering.

WINDOWS AND BALCONY DOORS
Thermally dimensioned plastic windows and balcony doors made with 3-layer glazing with metal fittings, internal elbows, external ledges and built-in blind cases.

INTERIOR DOORS
Flat door leaf with decorative foil finish, with handle and with a retrofittable case.

SURFACE PREPARATION:
Interior walls and ceilings are painted with white dispersion paint.

CLADDING, SANITARY WARE

FLOOR COVERINGS
• Laminate parquet flooring in living rooms, living areas.
• Washable, waterproof ceramic floor tiles in bathrooms and toilets
• Ice-resistant, non-slip gress tiles for balconies and outdoor spaces.

WALL COVERINGS

A white porcelain sink with a single-lever faucet are installed in the bathrooms. A connection is made for the washing machine. The kitchen sink has a water intake and sewage outlet.
